Terms & Conditions

1. Who we are

HOFMA Homes is an independent real estate advisory service operated by Angela Maria Barragan Sanchez, registered as a self-employed professional (autónoma) in Spain. We provide advisory services to individuals and companies looking to buy, sell, or relocate in connection with residential property in Southern Spain.

2. Nature of our services

HOFMA Homes acts as an independent advisor — not as a licensed real estate agent or broker in the traditional sense. We help clients evaluate opportunities, navigate the purchase process, and coordinate with the relevant professionals. Our services do not constitute legal, tax, or financial advice. We always recommend that clients work with independent legal and tax professionals for those specific matters.

3. Fees and engagement

Our fees and scope are agreed in writing before any engagement begins. For property transactions, our compensation is typically linked to completion and is agreed upfront. For relocation, rental, or advisory-only work, a fixed fee is agreed before we start. No payment is due before a written agreement is in place.

4. Information accuracy

We make every effort to ensure the information on this website is accurate and up to date. However, real estate markets change frequently and information about specific projects, prices, and availability may not reflect the current situation. Nothing on this website constitutes an offer or binding commitment. Always verify current details directly with us or the relevant parties.

5. Intellectual property

All content on this website — including text, design, structure, and branding — is the property of HOFMA Homes and protected by applicable intellectual property law. Content may not be reproduced, copied, or distributed without written permission.

6. Limitation of liability

HOFMA Homes is not liable for decisions made by users based on information published on this website without independent professional advice. We are not responsible for the conduct or services of third parties, including developers, lawyers, banks, or other professionals we may recommend or coordinate with.

7. Governing law

These terms are governed by Spanish law. Any disputes arising in connection with these terms or our services shall be subject to the jurisdiction of the courts of Málaga, Spain.

8. Modifications

We reserve the right to update these terms at any time. The current version is always available on this page. Continued use of our services after any update constitutes acceptance of the revised terms.
